At the April 8, 2025, regular meeting of the Avalon Planning and Zoning Board, the Board heard an application for a minor subdivision. The two lots of the applicant’s request currently front on First Avenue. The owner wants to reconfigure the lots so they front on West Ninth Street. No variance is required for such a subdivision, and the application was approved.
Under Old Business, the Board Chairman sought to initiate a discussion of a potential Boutique Hotel Ordnance for the B1 district. He reported on meetings that he and several other Board members had with members of the business community, who were generally in favor of a hotel. The Board members also spoke with people who had significant concerns, some of whom were against a hotel. Potential zoning details, such as the number of rooms or what types of amenities such as restaurants and swimming pools should be allowed, were not discussed in detail. Rather the Board members were more concerned at this point with how they are going to address these issues.
The Chairman is looking toward moving the process forward and is planning to continue the discussion at the June regular meeting of the Board.
