Planning/Zoning Board: May 10th

At the May 10, 2022 meeting, the Planning/Zoning Board reviewed one application for a site plan waiver by the owner of property located at 2688 Dune Drive.

Basically the Applicant sought to obtain a temporary permit to convert the property to a “pop up” restaurant. The plan is to use the site as a casual family restaurant. All seating would be outside. Artificial turf would be used to cover the existing asphalt parking area, part of which would be a children’s play area. Pergolas, umbrellas, potted shrubs and fencing would be provided. Also, eight-foot potted arborvitae evergreens would be used to provide a screen for an adjoining property. An outside bar is planned, which would be used as a staging area for servers and which would have seating for five patrons. All of these improvements would be removed at the end of the summer season.

Numerous details, such as operating hours, garbage disposal, handicap access and outside music, were addressed.

Those members of the public who were in favor of the application were of the opinion that the venture is an innovative and fun way to provide a needed service. Those opposed expressed their views that this Dune Drive and 27th Street intersection is likely the busiest intersection in town and that adding the additional traffic that the restaurant would produce would create public safety issues.

The Board approved the site plan waiver for a period of one year with numerous conditions.

Next, the Board Chairman announced that the Board would have information on their ideas regarding possible overlay zoning in town at the July meeting.
