Planning and Zoning Board: December 13
At the December 13 meeting, the Avalon Planning and Zoning Board heard a request from the owner of property located at 4038 Ocean Drive. The applicant sought frontage and lot-area variances for a proposed new single family home on an undersized lot. The existing house and shed on the property have numerous nonconforming conditions. The owner is proposing to build a new home that would remove all of the nonconformities except for frontage and lot-area requirements. Because the lot is undersized, it is not possible for the owner to meet these two requirements. Consequently, the owner requested that the variance for these two items be granted under the C1 criteria of the municipal zoning law where variances may be granted for undue hardship. The Board granted the request.
