At the October 12 AHLOA members meeting, Marilyn O'Donoghue from the Soens Group / Compass Realty was our guest speaker. During the course of her 40-minute talk, Marilyn provided expert insight into many trends and issues affecting Avalon property owners including recent sales statistics, year-over-year comparisons, the potential impact of the NJDEP REAL proposal (see companion article in this newsletter), flood map and insurance items, comparisons to other Southern New Jersey shore towns, and other related topics primarily focused on Avalon and Stone Harbor. Marilyn also fielded numerous questions from those in attendance addressing both current facts and professional opinions. In addition to her insights, Marilyn also provided a comprehensive, professionally-prepared, 20-page booklet to the attendees containing year-over-year statistics on a wide range of important real estate data covering the 10-year period from 2014 through September 2024.
