At the April 11 meeting of the Planning and Zoning Board, the Board heard an application for variances to accommodate additions to the Applicant’s property at 701 Ocean Drive. The property is a triangular-shaped lot which has two front yards: one on Ocean Drive and the other on 7th Street. The current structures on the property have existing nonconformities, none of which requires a variance.
The Applicant is seeking the following variances:
to extend a first-floor bedroom in order to add a laundry room and closet
to add a third floor bedroom, bath and closet, and
to add a swimming pool.
The granting of the variances would not increase or decrease the existing nonconformities. Additionally, the total lot coverage would remain below the permitted amount if the variances were granted.
The Applicant contends that the unusual shape of the property gives rise to a hardship by making use of his property otherwise impractical, and that under the land use law, the grant of the requested variances are appropriate.
After due consideration, the Board granted the variances.
