At the June 8 meeting of the Planning/Zoning Board, the Board heard two applications for variances:
The first application was by 2205 Harbor Avenue, LLC. The Applicant was seeking a subdivision of a lot that had an average width that would accommodate two duplexes without need for setback variances. The problem is that the lot fronts on a 90-degree bend in the road and has only a 76-foot frontage. The Applicant proposed dividing the property into two parcels, one with a 36.8-foot frontage and the other with a 40.8-foot frontage, both less than the current 50-foot minimum requirement. The Applicant was seeking the variances under the so-called hardship criteria in which the unusual nature of the property does not permit use to the full extent allowed by law. A considerable number of people present strongly objected to the Applicant’s proposal. Consequently, the Applicant requested and was granted a postponement to try to address some of the concerns raised by the public. The hearing is scheduled to resume on August 10th.
The second application reviewed was that of 2158 Ocean Drive, LLC. The Applicant has two lots, one with a 40-foot frontage and the other with an 80-foot frontage. The Applicant is requesting a subdivision to divide the property into two lots, each with a 60-foot frontage, both exceeding the previously noted 50-foot minimum. The result would be two conforming lots, each capable of accommodating a conforming building. The application was approved
Prior to the hearing of these two variances, the Avalon Fire Department presented a Courtesy Review of its renovation and addition plans for the firehouse. The review was gratefully accepted.
