The March 9th Planning/Zoning Board meeting focused on one application for setback variances by the owner of a property located at 7792 Sunset Drive.
The Applicant obtained a permit from the NJ DEP to install a swimming pool 5 feet from his bulkhead. Avalon’s ordinance requires a 15-foot setback for the pool. The Applicant was requesting a variance for a 7.8-foot setback. The Applicant also sought a variance to extend a rear deck from the pool to the bulkhead. The deck would be at the same level as the top of the bulkhead and the pool. Avalon’s ordinance requires an 8-foot setback from the bulkhead.
The Applicant’s land-use expert presented the basis for his position that the benefits of granting the variance far outweighed any possible detriments.
In response to concerns raised by the Board, the Applicant accepted several conditions to be included as part of his application. The Board granted the variances.
